DEERHAVEN PROPERTY OWNERS ASSOCIATION BOARD OF DIRECTORS MEETING
SATURDAY, JUNE 2, 2018 – 1:30 P.M. – BLUE LAKE GOLF CLUBHOUSE 214 W BLUEBONNET ROAD, HORSESHOE BAY, TEXAS 78657
Call to Order
The meeting was called to order by Jerry Pruett at 1:30 p.m.
Certification of Quorum
The Board of Directors was represented by Jerry Pruett, Sandi Becraft, Cat Clanton, Jerry Latham and Pam Hutchins. Linda Cowden and Bennett Worley were absent.
Appointment of Secretary
Pam Hutchins was appointed as Secretary for this meeting.
Suspension of meeting to open and count ballots
The meeting was suspended in order to open and count ballots for:
- Election for open Board seats
- Proposed amendment to the Restrictions regarding Section 18 of the Deerhaven Restrictions and Covenants.
Ballots were counted by Sandi Becraft (Vice President), Cat Clanton and Dee Olsen.
Counting of the ballots concluded at 3:45 p.m. and the meeting resumed. The results will be announced at the annual meeting in the evening.
Board members Bennett Worley and Linda Cowden joined the meeting.

Review/Approval of Meeting minutes
The meeting minutes from the May 5, 2018 Board of Directors Meeting were reviewed.
Motion to approve the May 5, 2018 meetings with a correction on page 2, New Business, (2nd bullet point under New Business add: Motion made to charge an annual fee for keys issued to unimproved lot owners. The annual fee will be the difference between the improved lot and unimproved lot assessment amounts in effect for the applicable year, each “year” being from July 1 through June 30 of the ensuing year. Motion made by Pam Hutchins. Seconded by Bennett Worley. Approved unanimously.)

Review of April 2018 Financial Statements
The Financial Statements for the period ending April 30, 2018 were reviewed by Pam Hutchins.

Vice President’s Report
One violation letter was sent on Friday for a boat that was parked on a property for several weeks. A letter has not been sent on this property for the last 90 days, so this is an initial violation letter.
Architectural Committee Report
Lot 32 – Mike and Arlen Dahl have started a retaining wall project to level their backyard at 400 Lagoon Loop. A 2 foot fence will also be included. All restrictions met and a permit was issued.
Lot 161 – The Slaninas have started digging the footings for their new home on Hwy 2831. No permit has yet been applied for or issued.
Lot 195 – Michael and Lori Bouchie are proposing a new home on Deer Hollow. They have staked the lot and are currently making good progress in curing a number of deficiencies in their Building Permit Application.
Lot 265 – The Shaws are nearing completion of their new home on Sunnypoint.
Boat Lockup Report
Jerry Pruett reviewed procedures and the agreement used for the Boat Lockup.
Each applicant fills out an agreement for the space. The application states the fee is a maintenance fee. It includes a Hold Harmless Clause.
Park Chairman Report
Jerry Pruett reported that Jerry Latham resigned as Park Chairman.
Jerry Pruett is handling the Park Chairman responsibilities until such time as a new Chairman is appointed.
The gates have been rebuilt.
The fencing is not that strong and may need re-welding.
WCID Report

Road Chairman Report
Linda Cowden reported that much of the roadwork has been accomplished by the County. There are several streets to be finished, but the county had an equipment breakdown and will need to get more rock. Edges are a problem in some areas and the rocks seem thin in spots. Linda will call Peter Jones on Monday to discuss the remaining work and problems with the road work. She asked that anyone who knew of additional problems call her.
Appointment of Audit Committee
Motion to appoint Cat Clanton and Tom Burt as members of the Audit Committee to perform an audit of the 2017-2018 financials: Pam Hutchins

Homeowners Forum
There was discussion about enforcing rules for the pool and other community properties. Diane Dietert will look at the Texas Property Code and send information to the Board about required procedures for establishing and enforcing rules.
